What do you guys actually do?
We shop around on your behalf, comparing loans from multiple lenders to find you the best deal. We handle the paperwork, negotiate with banks, and guide you through the entire process - and it doesn't cost you a cent.
How do you get paid for residential transactions?
For residential transactions we get paid a commission by the lender when your loan settles. There's no cost to you, and we're legally required to act in your best interest.
How do you get paid for commercial transactions?
For commercial transactions we charge fees however these are transparently laid out at the time. Same as in residential, we're legally required to act in your best interest.
Why use you guys instead of going directly to my bank?
Your bank only offers their own products. We have access to 40 lenders, which means better rates, better terms, and options your bank won't tell you about.
How long does the finance process take?
Residential loans typically take 3-4 weeks. Commercial deals can take 4-8 weeks depending on complexity. Equipment finance can be approved in as little as 24-48 hours.
What documents do I need?
Typically: ID, recent payslips or tax returns, bank statements, and details about the property. But don’t worry - we'll give you a complete checklist based on your situation.
What happens after I submit my application?
We submit it to the lender, chase them up (so you don't have to), get your approval, and then coordinate settlement with your solicitor.
Can you help if my application gets rejected?
Definitely. We'll find out why, address the issues, and take it to lenders who are more likely to approve your situation.
What fees should I expect?
Application fees, valuation fees, legal fees, and sometimes LMI (lenders mortgage insurance). We'll break down all costs upfront - no surprises.
Can you get me a better rate than what's advertised?
Often, yes. We negotiate with lenders daily and can often secure better rates, especially for strong applications or larger loans.
What if I have bad credit or past defaults?
We work with specialist lenders who consider your full situation, not just your credit score. We've helped plenty of people with past credit issues.
How do I improve my chances of approval?
Clean up your credit report, reduce unnecessary expenses, save a solid deposit, and get your paperwork organized. We'll give you a pre-approval roadmap.
Can I get pre-approved before I find a property?
Yes, and you should. Pre-approval strengthens your negotiating position and helps you know your budget.
What types of commercial property can you finance?
Office buildings, retail spaces, warehouses, industrial properties, mixed-use developments, and specialised properties like medical centers or childcare facilities.
What's the difference between commercial and residential lending?
Commercial loans focus more on the income-producing potential of the property and your business financials, rather than just your personal income. Terms are typically shorter (5-15 years) and rates slightly higher.
